Real Estate
In addition to real estate litigation services, HLM assists clients in all forms of real estate transactions from preparing and negotiating purchase and sale agreements, to arranging bridge loans and permanent financing to ensure a successful acquisition or refinancing of real property. HLM is experienced in negotiating and drafting purchase sale and lease documents (including subleases, lease assignments, termination agreements, rights of first refusal and options); title documents; easements; and escrow instructions. HLM also counsels real estate professionals on risk management issues, including ADA and title 24 compliance issues, and provides counsel on use restrictions.
Civil Litigation
HLM specializes in civil litigation, including in real estate, landlord-tenant, business, and construction disputes. HLM has successfully litigated and tried cases before juries, judges and arbitration panels. HLM frequently appears in federal and state courts, before government agencies, administrative tribunals, and dispute resolution forums.

Business Counseling & Formation
HLM counsels clients in an array of business matters, including business formation, negotiation and drafting of contracts, sales and purchases of businesses and/or assets, and business risk management.
HLM helps clients establish and enforce quality standards to ensure compliance with statutory and regulatory mandates, and consistent business practices to minimize potential liability.
Mediation
Ben is a trained Mediator, and serves as a Judge Pro-tem and Settlement Conference Officer in San Francisco Superior Court. He has served as a Neutral/Mediator in over 50 matters, ranging from landlord-tenant disputes to high value personal injury claims and family law settlements.
Ben has successfully completed over sixty-hours of mediation and alternative dispute resolution skills training and workshops including: Steven Rosenberg’s Professional Mediation Training, and multiple trainings offered by the San Francisco Superior Court, and the San Francisco Bar Association.
